Deed Restrictions · Covenants

Exterior paint colors are governed by the community's deed restrictions and covenants. Homeowners must select colors consistent with the overall character and aesthetic of the neighborhood.

Before painting or repainting your home's exterior, review the color guidelines in the Covenants and Deed Restrictions documents. If you have questions about whether a specific color is acceptable, contact the board for guidance prior to beginning any work.

Board Notification Required

Roof repair and replacement do not require board approval, provided the work is like-for-like with no alterations to the roofline, pitch, or materials.

You are required to notify the board of any contractors performing work within the community before work begins. Please contact the board with the contractor's name, license number, and estimated work dates prior to scheduling.

Deed Restrictions · Covenants

Fence installation and modifications are subject to the community's deed restrictions and covenants. These documents outline permitted fence types, heights, materials, and placement relative to property lines.

Review the Deed Restrictions and Covenants before planning any fence work. If you are unsure whether your planned fence complies, consult with the board before proceeding. Installing a non-compliant fence may require removal at the homeowner's expense.

Community Rules

Trash and recycling pickup occurs on Mondays and Thursdays, with trucks arriving as early as 6:00 AM. Bins may be placed curbside the evening before your scheduled pickup day.

When not curbside for collection, all bins must be stored inside or completely out of sight from the street. Bins left visible between pickup days are not permitted under community rules.

Annual Meeting Requirements

The annual meeting is held once per year and is open to all homeowners in good standing. Attendance or a valid proxy is required to meet quorum. Notice will be provided in advance per the bylaws.

All homeowners are encouraged to participate — this is where board elections are held and the annual budget is reviewed.
